The Furniture & Decorative package is for homeowners or investors who need to turn an empty property into a home and need to get it done quickly! Whether you are renting or buying a property and need to move in quickly, or are an investor that wishes to rent a property fully furnished, we can create a customized comfortble well appointed residence to make you or your guests feel at home with this turnkey service.
To get started we need the a floorplan of the property. If you don't have one we can make one for a fee of $0.75 per square foot. We will also conduct a site visit to see the propery, go over a reasonable budget, and discuss fine details such as style direction, how the property will be used, and any concerns that we should keep in mind.
After the intial consulation the design team will create a 2D space plan showing furniture layout to be approved by the client. Upon approval we will begin sourcing everything needed to compelte the project from a variety of trade, wholesale and retail vendors with a focus on in stock availabity and budget.
This service include all large furnishings (sofa, bed, dining furniture), and everything needed to complete the space from mattresses to towels to forks. All you or your guests will need to bring is a toothbrush and clothes. We will source everything for you, create a delivery schedule, coordinate with your building if you live in a condo to ensure we may use the elevator and have the COIs required for deliveries and receive and inspect all items. If anything is broken or damaged we will work with the supplier to have it remedied. We will also remove all of the trash. If you have any art or important items to incorporate into this space, please let us know.
The fee for this service is $6 a square foot for most locations in Miami Dade County with a minimum fee of $7500. There will be an additional fee added for mileage/travel for all properties more than 20 miles from zip code 33132. There will also be an additional cleaning fee at the end so that we can deliver a move in ready experience.
NOTES:

• This is for furniture and decor only. It does not invovle any design or remodeling as those services take much longer.
• We are happy to also specify paint colors as a complimentary add-on.Design fees are paid in full, in advance and are non-refundable.
• If the property is larger than 1250 sf, the addional fee for this service will be billed prior to commecning.
